Working alongside a committed and friendly team you will be working on referred and local files. Giving you a good variety of cases.
As a Conveyancing Fee earner, you will complete duties such as;
▪Deeds of Variation, Transfer of Parts, Plot Sales, Leases, Unregistered Land, Restrictive Covenants, Title Deeds, and Deeds of Easement.
▪Taking instructions for sale and purchase files, transfers of title, new build purchases, discharge and remortgage work.
▪Dealing with clients, estate agents, mortgage lenders and solicitors at every stage of the transaction from initial instructions.
▪Advising and keeping clients up to date with the progress of their transaction both via email and telephone contact.
▪Ordering Searches on sale and on purchase reviewing same and interpreting results.
▪Noting Title on both registered and unregistered properties and reporting to client on terms.
▪Preparing Disposition and all other conveyancing drafts.
▪Preparing Report on Title and ordering funds from Lender.
▪Preparing settlement terms in readiness for completion of transaction.
▪Use a computerised case management system
▪Opening and closing files.
▪Dealing with credit and debit balances and ledger reviews.
▪Effective monitoring and scrutiny of files ensuring timescales are met and that paperwork is processed, filed and kept up-to-date.
▪Carrying out and checking pre-contract searches by checking whether the property is affected by local authority proposals, leases, easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence, or liability for unsound building structures and repairs
▪Receive and check mortgage instructions from lenders and undertake specific tasks required
▪Prepare transfer and mortgage deeds
▪Receive mortgage funds
▪Pay stamp taxes and deal with the registration of client and lender with the Land Registry.
▪Draft or check sales contracts and agree terms with the conveyancer acting for the other party to the transaction
▪Deal with all financial aspects of a transaction
As the ideal candidate you will have 5 years' experience in residential conveyancing, be motivated and want to develop your career.
You will be rewarded with a salary of up to £40,000 plus a bonus alongside other great benefits such enhanced holiday's.
